Main results

  • In May, 206,134 properties were registered in the property registers, 33.5% more than in the same month the previous year.
  • The number of registered property sales and purchases increased by 39.7% compared with May 2024.

The number of property transfers recorded in the property registers (from previously executed public deeds) in May was 206,134, which was 33.5% more than in the same month in 2024.

As regards registered property sales, the number of transfers was 118,604, an annual increase of 39.6%.

Sales recorded in land registers

87.3% of registered sales in May were urban properties and 12.7% were rural properties. In the case of urban property sales, 59.0% were house purchases and sales.

In May, the number of sales of rural properties increased by 33.4% in terms of the annual rate and that of urban properties rose by 40.5%. Within the latter, housing sales recorded an annual rise of 39.7%.

Registered housing sales

93.6% of the housing transferred by sale in May were free and 6.4% were protected.

In annual terms, the number of homes transferred by sale increased by 41.8% and the number of social housing dwellings by 13.9%.

20.9% of the housing transferred by sale and purchase in May were new and 79.1% were used.

The number of new home transactions increased by 42.1% compared with May 2024 and the number of used ones by 39.0%.

Results by Autonomous Community

Galicia (66.5%), La Rioja (49.4%) and Castilla - La Mancha (48.4%) recorded the highest annual rates of change in the total number of properties transferred in March. 

In contrast, Castilla y León (17.5%), Illes Balears (19.1%) and Andalucía (23.6%), recorded the lowest annual rates.

Looking at the sales and purchases of registered housing, the autonomous communities that presented the greatest increases were Castilla - La Mancha (69.4%), Galicia (65.4%) and La Rioja (59.0%).

In turn, Illes Balears (18.8%), Canarias (19.8%) and Comunidad Foral de Navarra (24.8%) recorded the highest decreases.

Methodological note

The Statistics on Transfer of Property Rights provide information on the number of rights on transfers of property during the reference month, on a national level, by province and Autonomous Community.

All information on transfers of property is taken from the information contained in the Land Registers for the whole country, by virtue of a partnership agreement signed in 2004 by both institutions.
