Main results

In October, 221,889 properties were entered in the property registers, 4.3% less than in the same month of the previous year.
Registered housing sales decreased by 2.5% compared to October 2024.

Detailed results

The number of property transfers recorded in the property registers (from previously executed public deeds) in the month of October was 221,889, which was 4.3% fewer than in the same month in 2024.

As regards registered property sales, the number of transfers amounted to 128,633, an annual decrease of 1.7%.

¹Includes the following items: land consolidation, horizontal divisions, joint operations or mixtures of several transfer titles, transfers without title of acquisition, dation in payment, foreclosures and court orders.

Sales recorded in land registers

88.4% of registered sales in October were urban properties and 11.6% were rural properties. In the case of urban properties, 59.6% were house purchases and sales.

In October, the number of sales of rural properties decreased by 7.2% in terms of the annual rate and that of urban properties rose by 1.0%. Within the latter, housing sales and purchases recorded an annual decrease of 2.5%.

Registered housing sales

93.4% of the homes transferred by sale in October were unrestricted and 6.6% were social housing.

In annual terms, the number of homes on the open market sold by purchase decreased by 1.4% and the amount of subsidised housing decreased by 15.6%.

21.3% of the homes transferred by sale and purchase in October were new and 78.7% were used.

The number of new home transactions fell by 12.0% compared to October 2024, while the number of used homes rose by 0.5%.

Results by Autonomous Community

Cantabria (6.5%%), Catalonia (4.1%) and Galicia (1.7%) recorded the highest annual rates of change in the total number of properties transferred in October.

Conversely, Comunidad de Madrid (-17.9%), Aragón (-14.7%) and Castilla - La Mancha (-11.6%) had the greatest decreases.

Regarding the registered housing sales, the autonomous communities in which rates increased were Cantabria (8.9%), Andalusia (4.1%) and Extremadura (3.1%).

In contrast, Comunidad de Madrid (-11.7%), Canarias (-11.0%) and Illes Balears (-11.0%) had the largest decreases.

The data for 2025 are provisional and will be reviewed when the data for the same period next year are published. All the results of this operation are available at INEbase.

Methodological note

The Statistics on Transfer of Property Rights provide information on the number of rights on transfers of property during the reference month, on a national level, by province and Autonomous Community.

All information on transfers of property is taken from the information contained in the Land Registers for the whole country, by virtue of a partnership agreement signed in 2004 by both institutions.

Type of survey:: continuous on a monthly basis.
Population scope:: registrations of transfers of property rights in the land registers.
Geographical scope:: the entire national territory, by Autonomous Community and provinces.
Reference period of the results:: the calendar month.
Reference period of the information:: the calendar month.
Classification:: sale, donation, inheritance, exchange and other property titles, of rustic and urban properties (dwellings, plots and other urban properties).
Collection method:: administrative registers from Association of property and Mercantile registers of Spain.
