Statistics on Transfer of Property Rights (STPR)

November 2024. Provisional data

Main results

  • In November, 188,850 properties were registered in the property registers, 5.0% more than in the same month the previous year.
  • The number of registered property sales and purchases increased by 15.0% compared with November 2023.

The number of property transfers recorded in the property registers (from previously executed public deeds) in November was 188,850, which was 5.0% more than in the same month in 2023.

As regards registered property sales, the number of transfers was 105,211, an annual increase of 11.6%.

Includes the following items: land consolidation, horizontal divisions, joint operations or mixtures of several transfer titles, transfers without title of acquisition, dation in payment, foreclosures and court orders.

Sales recorded in land registers

87.1% of registered sales in November were urban properties and 12.9% were rural properties. Among urban properties, 59.2% were home sales and purchases.

In November, the number of sales of rural properties increased by 4.0% in terms of the annual rate and that of urban properties rose by 12.8%. Within the latter, housing sales recorded an annual increase of 15.0%.

Registered housing sales

92.4% of the housing transferred by sale and purchase in November were free and 7.6% were protected.

In annual terms, the number of homes transferred by sale increased by 14.5% and the number of social housing dwellings by 21.4%.

22.7% of the housing transferred by sale in November were new and 77.3% were used.

The number of new home transactions increased by 37.4% compared with November 2023 and the number of used ones by 9.8%.

Results by Autonomous Community

Extremadura (23.1%), Principado de Asturias (22.9%) and La Rioja (19.3%) recorded the highest annual rates of variation in the total amount of transferred residential properties in October. 

Meanwhile, Región de Murcia (-12.3%), Canarias (-3.3%) and Illes Balears (-1.9%) were the only regions with negative annual rates.

Regarding the registered housing sales and purchases, the Autonomous Communities with the highest increases were La Rioja (58.2%), Comunidad de Madrid (35.0%) and Castilla-La Mancha (33.9%).

Meanwhile, Illes Balears (-4.3%) was the only Autonomous Community to record a negative annual rate.

The data for 2024 are provisional and will be reviewed when the data for the same period next year are published. All results of this operation are available on INEbase.

Methodological note

The Statistics on Transfer of Property Rights provides information on the number of rights over real estate transferred during the reference month, on a national level, by provinces and Autonomous Communities.

The information on transfers of property rights is obtained from the information available in the Land Registers throughout Spain, by virtue of a collaboration agreement signed in 2004 between the two institutions.
