Statistics on Transfer of Property Rights (STPR)

December 2024 and year 2024. Provisional data

Main results

  • In December, 175,635 properties were registered in the property registers, 24.8% more than in the same month the previous year.
  • The number of registered property sales and purchases increased by 37.7% compared with December 2023.
  • During 2024, 2,213,295 properties registered in the property registers were transferred, which was 5.0% more than in 2023.
  • In the whole of 2024, housing sales increased by 10.0%.

The number of property transfers recorded in the property registers (from previously executed public deeds) in December was 175,635, which was 24.8% more than in the same month in 2023.

As regards registered property sales, the number of transfers was 99,088, an annual increase of 34.9%.

Sales recorded in land registers

87.5% of registered sales in December corresponded to urban properties and 12.5% to rustic properties. Among urban properties, 58.1% were home sales and purchases.

In December, the number of rural property sales rose by 16.4% in annual rate and the number of urban property sales fell by 38.1%. Within the latter, housing sales recorded an annual increase of 37.7%.

Registered housing sales

92.6% of the housing transferred by sale in December were free and 7.4% were protected.

In annual terms, the number of homes transferred by sale increased by 37.5% and the number of social housing dwellings by 40.5%.

22.6% of the housing sales in December were new and 77.4% were used.

The number of new home transactions rose by 65.7% compared to December 2023 and that of used homes by 31.2%.

Results by Autonomous Community

País Vasco (60.3%), Comunitat Valenciana (43.4%) and Principado de Asturias (33.2%) recorded the highest annual rates of change in December in the total number of properties transferred.

In contrast, Castilla y León (-8.0%), Illes Balears (8.6%) and Castilla-La Mancha (14.9%), recorded the lowest annual rates.

Regarding registered home sales and purchases, the Autonomous Communities with the highest increases were La Rioja (77.5%), País Vasco (61.5%) and Comunitat Valenciana (51.2%).

In turn, Illes Balears (12.5%), Aragón (14.5%) and Canarias (15.0%) recorded the lowest decreases.

Results for the whole year 2024

In 2024, 2,213,295 properties registered in the property registers were transferred, 5.0% more than in 2023. In the case of sales, 1,236,491 properties were transferred (8.5% more), of which 641,919 were houses (10.0% more).

The number of free housing units sold by purchase increased by 10.3% in the year 2024 and the number of protected housing units by 6.7%. As for the number of transactions on new housing, it rose by 23.4% and that of used homes by 6.9%.

Results by Autonomous Community

The autonomous community with the highest increase in home sales in 2024 was Galicia (22.3%). And the only autonomous community where sales fell was Illes Balears (-3.8%).

The Statistics on Transfer of Property Rights provide information on the number of rights on transfers of property during the reference month, on a national level, by province and Autonomous Community.

All information on transfers of property is taken from the information contained in the Land Registers for the whole country, by virtue of a partnership agreement signed in 2004 by both institutions.
