Main results

  • Sant Josep de Sa Talaia registered the highest average purchase price for a property in 2024: EUR 969,434. In turn, Mieres had the lowest average: EUR 53,970.
  • Pozuelo de Alarcón recorded the highest average monthly expenditure on rent for the primary residence in 2023 with EUR 1,131. While Cieza had the lowest, with EUR 303.
  • Of the 100 neighbourhoods with the highest monthly expenditure on rent a primary residence, 94 were in Madrid and Barcelona.
  • The El Viso neighbourhood in Madrid recorded the highest average annual net income per inhabitant in 2023 (EUR 44,901). The Los Pajaritos and Amate area in Seville recorded the lowest income (EUR 7,311).
  • El Barri Gòtic, in Barcelona recorded in 2024 the highest percentage of foreign population (67.1%). Santa Isabel in Cordoba recorded the lowest (1.1%).

From this edition of Urban Indicators onwards, a new section has been added with indicators on the purchase and sale price of housing. The data was sourced from notarial information on transactions carried out in Spain, provided by the General Council of Notaries through the Notarial Certification Agency (ANCERT).

These indicators are calculated for a selection of Spanish cities, conurbations, functional urban areas, and municipalities with over 20,000 inhabitants.

New crime indicators are also included, with data from the Ministry of the Interior available for a selection of Spanish cities and municipalities with more than 20,000 inhabitants.

Purchase price of the property

Of the 429 municipalities with more than 20,000 inhabitants considered in the Urban Indicators project, the three with the highest average housing purchase and sale prices in 2024 were Sant Josep de Sa Talaia (EUR 969,434), Calvià (EUR 862,953) and Pozuelo de Alarcón (EUR 858,788).

In contrast, the three municipalities with the lowest average sale prices were Mieres (EUR 53,970), Puerto llano (EUR 57,531) and Langreo (EUR 62,563).

As for the average price per square metre, the highest values corresponded to Sant Josep de Sa Talaia (EUR 6,807 per square metre), Zarautz (EUR 6,511) and Santa Eulària des Riu (EUR 5,890). In contrast, the lowest prices were observed in Puerto llano (EUR 558 per square metre), Almendralejo (EUR 581) and Villena (EUR 603).

Expenditure on rentals of primary residences

The three municipalities with more than 20,000 inhabitants that have the highest average monthly rent expenditure in 2023 were Pozuelo de Alarcón (EUR 1,131), Sant Cugat del Vallès (EUR 1,086), and Majadahonda (EUR 1,027).

In contrast, Cieza (EUR 303), Priego de Córdoba (EUR 309) y A Estrada (EUR 310) recorded the lowest average monthly expenditure on primary residences rentals.

In more detailed terms, among the cities with over 250,000 inhabitants, Madrid and Barcelona had 94 of the 100 neighbourhoods with the highest average monthly rental expenditure. The highest values were recorded in Recoletos (EUR 1,866), Pedralbes (EUR 1,865) and Castellana (EUR 1,706).

On the other hand, the lowest monthly rentals were found in Murcia's zone 6-A (including mainly the district of Cañadas de San Pedro) with EUR 353; zone 6-B (including mainly the districts of Torreagüera and Beniaján) with EUR 406; and zone 4-A in Alicante/Alacant (including mainly the neighbourhood of Juan XXIII), with EUR 397.

Average annual net income per inhabitant

The neighbourhoods with the highest average annual net income per inhabitant in cities with over 250,000 inhabitants in 2023 were El Viso (EUR 44,901), Recoletos (EUR 41,648) and Piovera (EUR 40,755), all three in Madrid.

On the other hand; the lowest incomes were found in Seville, specifically, zone 4-E (Los Pajaritos and Amate neighbourhoods in the Cerro-Amate district), with EUR 7,311; zone 5-A (Polígono Sur neighbourhood in the Sur district), with EUR 7,422; and zone 4-A in Alicante/Alacant (which includes most of the Juan XXIII neighbourhood), with EUR 7,704.

Median Age

The municipalities with more than 20,000 inhabitants with the highest median age of their population in 2024 were Mieres (58.0 years), Langreo (54.8) and Avilés (54.4). In contrast, the municipalities with the lowest median age were Melilla (32.8 years), Níjar (35.4) and Salt (36.5).

In 2024, among cities with more than 250,000 inhabitants, seven of the 15 neighbourhoods with the highest percentage of foreigners were in Barcelona. And 13 of the 15 neighbourhoods with the lowest percentage of foreigners were in Cordoba.

The neighbourhoods with the highest percentages were El barri Gòtic (67.1%), El Raval nord (50.5%) and El Raval sud (50.4%), all three in Barcelona.

On the other hand, Santa Isabel (1.1%), El Higuerón-Majaneque-Alameda del Obispo (1.3%) and Cañero-Parque Fidiana (1.4%) were the neighbourhoods or administrative districts with the lowest percentage of foreigners, all of them in Cordoba.

Percentages

Criminal offences

The municipalities with more than 20,000 inhabitants that recorded the highest rate of criminal offences in 2023 were El Prat de Llobregat (153.6 criminal offences per thousand inhabitants), Cullera (120.1) and Barcelona (111.4).

At the opposite end, the lowest rates were observed in Icod de los Vinos (18.4 offences per thousand inhabitants), Olesa de Montserrat (18.8) and Castellar del Valleys (19.7).

The data published today are final. All results of this operation are available on INEbase.

Methodological note

The Urban Indicators publications derives from the European Urban Audit Project which collects information on living conditions in European Union cities and candidate countries. This is a project launched in the late 1990s by the Directorate-General for Regional and Urban Policy (DG REGIO), coordinated by Eurostat and developed by the Statistical Offices of the participating States.

Its objective is to compile, estimate and publish comparable statistical data of a socio-economic nature with the purpose of understanding and measuring living standards in a certain number of territorial areas related to the urban environment.

Type of operation:
Continuous annual survey. Data is collected from many different sources, mainly administrative data, and some indicators are built specifically for this statistic.
Geographical scope:
Data is offered for a selection of 126 cities, 9 conurbations, 70 functional areas around the main cities, as well as for the neighbourhoods of the 17 cities with more than 250,000 inhabitants.

A selection of indicators is also offered for all 423 municipalities with more than 20,000 inhabitants. Since these indicators come mainly from administrative sources, they can be obtained for all of these municipalities.
