Summary

The Mortgage Loan Statistic was implemented by Government Presidency Order of 28 December 1954. It was subsequently modified by Government Presidency Order of 7 July 1986 and was called Mortgages Statistics.

Since 1954 the information source has been made up by each one of the property registers by means of a standardised paper questionnaire.

As of January 2004, by virtue of the collaboration agreement signed recently by the School of Property Registrars in Spain and the National Statistical Institute, it is the school of property registrars who supplies the INE with the information by means of magnetic support by means of the information systems service.

The information obtained monthly refers to the number of mortgaged real estate assets and the amount of corresponding guaranteed transactions. Data referring to rustic and urban buildings (dwelling, land and other) are published, classified by provinces and autonomous community, apart from by type of entity who grants the loan. Information about the number of mortgages with modifications of its conditions and registered mortgages cancellations is also provided.

The reference date is the registration date in the registers.


Definitions

Mortgage

This is a contract by means of which a credit is gained with the guarantee of an asset, whose value meets the risk of non-payment. Mortgage registrations express the amount of the insured amount and the interest, if they had been stipulated.

Specific publications

Data with definitive results are disseminated annually. An electronic publication is elaborated with monthly and annual summaries with definitive data for the national, autonomous community and province total.
